THE PROBLEM
Your town just changed the rules on short-term rentals.
Is this a threat I need to act on?
The rules changed while you’re operating. Likely something along the lines of one or more of these:
Definitions
Stay Limits
Licensing
Registration
Zoning
Housing caps
Occupancy
Nuisance & operations
WHO THIS IS FOR
You’re already operating, and facing a date or a deadline
Let’s apply decades of experience to the dilemma.
You have a decision to make before a key deadline: keep operating and comply, convert to mid-term or long-term, sell, or contest.
We’re here to help: information is easy to find. An assessment by an experienced operator with no stake in what you choose is not.
What happens
A short intake before we talk
Share what changed, your deadline, and the options you're weighing, plus any documents you have: the ordinance or notice, your permit, recent income and costs. Our time together starts on your situation, not on background.
A 90-minute working session
Work 1-on-1 with Founder Joy through your property, your town's rule, and every realistic option: keep operating and comply, convert to mid-term or long-term, sell, or contest. Each one is weighed against your numbers and your life, not a generic scenario.
A 2-page Decision Memo within 3 business days
- What waiting costs you, per month and by the deadline
- The single biggest risk to plan around
- A reversible first step you can take within 30 days
- The path(s) that fits, and what would change that.
A 20-minute follow-up within 30 days
Once you've taken the first step, we check what you learned and whether the path still holds, so the decision keeps working after the session ends.
An independent second opinion
- No listing to keep, no commission, no software to sell
- No referral fees on any option you choose
- Grounded in 26 years of operating short-, mid-, and long-term, hybrid, and seasonal rentals
- Built to sit alongside your attorney and CPA, not replace them.
A sound decision before the deadline
- A defensible choice grounded in your real constraints
- The cost of delay made visible, so waiting is a choice, not a default
- A first step you can undo if it doesn't hold up
- Designed to prevent an expensive, hard-to-reverse mistake with a capital asset.
What’s different here?
Independence: I don’t manage, list, broker or sell software, and I take no referral fees on any option.
What it isn’t: legal, tax or insurance advice. Those questions go to your attorney or CPA.
Who you’ll work with: Joy Cutrone, 26 years operating short-, mid-, long-term, hybrid and seasonal rentals.
Meet Joy Cutrone, your Rental Decision Reviewer
Most people who ask for a Rental Decision Review are facing a singular decision that affects the future of their rental business. They’re already operating, and want to compare notes with someone who knows the terrain well.
They’ve already met with their CPA or lawyer, if it comes to it; this meeting is about connecting with someone who knows rental specifically and has faced similar pressures and decision points.
Independent Second Opinion
For owners of one or two rentals whose town has changed the rules. Your real options, what each one costs, and a sound path forward before the deadline, from an operator with no stake in what you choose.
Includes a 90-minute session, your 2-page Decision Memo, and a 20-minute follow-up.

Direct, practical, and focused on your situation. I’ve operated short-, mid-, and long-term, hybrid, and seasonal rentals for 26 years, so we talk in real numbers and real constraints, not theory. I won’t tell you what to do with your property. I’ll lay out your options, what each one costs, and the path that fits, so the decision stays yours.
-
One flat fee of $750, paid at booking. That covers the intake review, the 90-minute session, your 2-page Decision Memo, and the 20-minute follow-up. There are no hourly add-ons and no referral fees from anyone, on any option you choose.
-
I have no stake in your answer. I don’t manage properties, list them, broker sales, or sell software. A property manager may want to keep the listing, an agent earns on a sale, and AI and host groups can give you information but not a read on your specific property. The Review gives you that read, from an operator who has run every rental model.
-
The Review is built for one decision with a deadline. If your situation is broader, such as evaluating a major rental pivot across several properties or building a 12-month roadmap, The MRP Strategic Advisory Service™ goes deeper, with three sessions, custom income modeling, and a full Community Profile. Many owners start with the Review. If it shows you need more, we’ll talk about it then.
