STEP ONE
Identify your community’s priorities
Before you act, understand what your neighborhood actually cares about. Don’t guess—use our tools or your own research to pinpoint specific, local pain points. Whether it is a need for seasonal workforce housing, preserving neighborhood character, supporting local commerce, or environmental impact; this step ensures your efforts will be targeted and effective.

Search local regulatory guidelines, news outlets, and info boards yourself. Scan government sites, and community boards to learn local priorities for today – and into the future.

Reach out to a diverse range of local community members directly and ask, or review future-facing polls like a local Comprehensive Plan. Ask a trusted local contact (e.g., property manager, long-term resident) what the biggest housing-related issues are.
STEP TWO
Pick a contribution strategy
Choose one manageable action that aligns with the needs you identified. You don't have to fix everything—just pick a targeted strategy. Whether you choose to offer your rental seasonally to workers, take direct action to support worker wellbeing, or sponsor a community event, focus on one high-value contribution. See our Ideas for Community Engagement for inspiration, or our suggestions for housing solutions, worker wellbeing, and environmental impact.

Choose one or more of the follwoing:
Offer Mid-Term Stays: Rent to relocating professionals, families in transition, or "digital nomads" for 3–6 months to reduce pressure on full-time housing stock.
Host Essential Workers: List your property for Locum Tenens medical staff (traveling nurses/doctors) to fill critical healthcare gaps.
Convert to Long-Term: Pivot one unit to a long-term rental (LTR) at a fair market rate to provide stability for a local household.
Financial Bridge: Provide a private loan, backstop, or "bridge funding" to a local housing trust or non-profit to help preserve a housing asset.
Direct Donation: Contribute 1–3% of annual net profit to a local affordable housing trust or workforce housing initiative.
Proof Required: A redacted lease agreement (30+ days), a screenshot of your listing on a mid-term platform (e.g., Furnished Finder), loan documentation, OR a donation receipt.

Choose one or more of the following:
Living Wage Commitment: Commit to paying your cleaners and on-site staff a "living wage" (often higher than the standard rate in seasonal areas).
Holiday & Performance Bonuses: Provide a holiday bonus equivalent to at least one turnover fee, or performance bonuses to build loyalty.
Emergency Support Fund: Create a micro-fund to offer short-term financial help (gifts or loans) to trusted workers during personal crises (e.g., car repairs).
Scholarships: Fund a scholarship or cover certification costs for a worker or their child.
Local Vendor Priority: Exclusively use local service providers and actively promote local shops/restaurants in your Welcome Guide.
Proof Required: A redacted payroll record or bonus receipt, a screenshot of the "Emergency Fund" or scholarship transfer, or a written testimonial from a worker/vendor.

Choose one or more of the following options:
Energy Efficiency: Install Energy Star appliances, LED lighting, or smart thermostats to reduce carbon footprint.
Reduce & Reuse: Furnish with vintage/second-hand items to reduce landfill waste, and use refillable bulk dispensers for toiletries.
Native Landscaping: Plant native, drought-resistant gardens or install drip irrigation to conserve water and support pollinators.
Guest Education: Provide clearly labeled recycling/compost bins and friendly signage encouraging resource conservation.
Direct Action: Volunteer for beach/park cleanups or donate to local conservation land trusts.
Proof Required: Photos of your eco-setup (bins, garden, vintage furniture), receipts for energy-efficient upgrades, OR a record of your volunteer time/donation to an environmental group.

Choose one or more from the following options:
Beautification Projects: Sponsor or volunteer for neighborhood clean-up days, tree planting, or park restoration efforts.
Art & Culture: Partner with local artists to fund murals or cultural projects that enhance neighborhood character.
Ethical Landlord Practices: Implement strict screening and "good neighbor" policies (quiet hours, occupancy limits) that go beyond platform requirements.
Support Local Schools: Does the local softball team need t-shirts? Is the elementary school looking for supplies? Is there a local initiative to support children of working parents after school?
· Community Events: Sponsor a community event, like a 5K road race, a holiday festival, a "bean supper," or provide refreshments for a town meeting or library event.
Local Non-Profit: Contribute substantively to a local "on-point" non-profit either in time or money (e.g. food banks, heating assistance, etc.).
Proof Required: Photos of the beautification project/mural, a copy of your specific "Good Neighbor" house rules, a receipt for sponsorship/donation, a photo of the event you supported, or a thank-you letter from the organization.
STEP THREE
Implement and measure impact
Turn your strategy into reality and claim your win. Once you have implemented your action, submit proof of your impact to apply for certification. As a Mindful Rental Pro, you will:

Join a network of hosts making a visible difference.

Implement your plan. Snap pics, get feedback, watch how it resonates.
You can even test an action and see how it resonates. This keeps contributions focused, effective—and not overwhelming.
Keep a copy of your substantiation for submittal and recognition.

When possible, quantify your impact: e.g., "Our property has provided housing for 3 seasonal workers this year."
If results are less tangible, be as concrete as possible per the specific guidelines associated with your selected action in Step 2.
